Surface review first

Asphalt sealing in Dublin built around how wide the surface is

Driveways in much of Dublin are wide, and several run two or three cars across before they reach the garage. That changes what a seal coat has to do. On a narrow drive a slightly heavy pass is forgiving, while on a broad surface any difference between passes shows as banding once the coating dries and the sheen settles.

We measure the surface before quoting and set the coverage rate for the area we are actually covering. The sealer goes down in a controlled overlap so the finish reads as one surface rather than a series of strips, and we work the perimeter by hand where machine application would throw material onto concrete.

Sealcoating Columbus works out of 572 S Nelson Rd, Suite 5 in Columbus and covers Dublin from that shop. You get the same prep sequence and the same written scope here as on an in-town job: what is being cleaned, what is being sealed, what we recommend repairing first, and when you can park on it.

What the work covers

Prep and application on a Dublin driveway

A seal coat is only as good as the surface under it, so most of the day goes into what happens before any material is applied.

  • Clearing and surface cleaning: Blowing and sweeping the full area, lifting loose stone and organic debris, and treating oil spots where the asphalt will still accept a bond.
  • Crack assessment before coating: Walking the surface with you to separate hairline cracking that can be sealed over from open joints that should be filled or repaired first.
  • Masking and border protection: Shielding garage aprons, sidewalks, curbs, and any decorative stone so the edge of the finish is a line rather than a splash.
  • Even application across the width: Applying at a set coverage rate with controlled overlap, then hand working the transitions where the drive meets concrete or lawn.

What it does not include: rebuilding failed base, correcting drainage problems, or repairing deep potholes and soft spots. If a driveway has base failure, sealing can still improve appearance, but it will not stop movement underneath. During the onsite look we will tell you plainly what sealing can and cannot accomplish for your surface.

Why owners here ask for it

What a careful seal coat changes on a Dublin property

Owners in Dublin tend to care about two outcomes at once: slowing the wear that Ohio weather causes, and ending up with a surface that looks deliberate from the curb.

A finish that reads as one surface

Consistent coverage across a wide drive avoids the patchy, blotchy look that happens when passes are applied at different rates or allowed to dry unevenly.

Protected concrete and stone

Aprons, walks, and decorative borders stay clean because they are masked before application, not wiped afterward.

Slower water and UV damage

A sealed surface sheds water instead of absorbing it and takes less oxidation from sun exposure, which is what turns asphalt gray and brittle.

Straight lines where surfaces meet

Hand cut-ins at the garage apron, the sidewalk, and the street transition give the job a defined edge instead of a feathered one.

A plan you can schedule around

You get a cure window before we start, so you know where to park and when vehicles can return to the surface.

What sealcoating costs in Dublin

Sealcoating in the Columbus area typically runs about $250 to $650 for many residential driveways, and larger multi-car driveways often land around $650 to $1,200+. Because Dublin has a lot of the wider surfaces at the upper end of that range, square footage is usually what moves the number most.

Small business lots price by area instead, commonly from about $0.20 to $0.45 per square foot depending on size and layout. Pavement condition, crack volume, oil spot treatment, access, and the amount of hand edging all factor in. The exact price is confirmed after an on-site walkthrough and measurement.

If the asphalt is graying, shedding fine stone, or holding water in low spots, an on-site review will tell you whether sealing now protects the surface or whether repairs should come first.

Sealcoating in Dublin: questions we are asked first

Most of these come up during the walkthrough, so they are worth answering before you decide on timing.

How long does a wide driveway need before we can park on it?+

Plan on at least a full day before vehicle traffic, and longer in cool, humid, or shaded conditions. A wider surface does not cure more slowly, but it does give you more area to keep clear, so we will mark where to park and confirm the window based on the forecast.

Will the sealer get on my concrete apron or sidewalk?+

Those surfaces are masked before anything is applied, and the edges along them are cut in by hand. Protecting concrete, curbs, and garage doors is part of the prep rather than cleanup afterward.

My driveway has small cracks. Does it still make sense to seal?+

Usually yes. Tight hairline cracking can be sealed over, and sealing slows the water intrusion that opens it further. Wider or raveling joints should be filled first, and we will point out which category yours falls into instead of coating over a structural problem.

How often should sealcoating be redone?+

It depends on exposure and traffic rather than a fixed schedule. Surfaces that take full sun, heavy use, or winter de-icers need it sooner. We will tell you what the current surface looks like and roughly when to plan the next application.

Can you seal only part of the driveway?+

We can, though the sealed portion will read differently from the untreated portion for some time because new sealer is darker. If the goal is appearance as well as protection, coating the whole surface in one visit gives a consistent result.

What weather do you need to apply it?+

A dry window with moderate temperatures, and no rain forecast through the initial set. We schedule around that rather than applying in marginal conditions, because sealer that cannot set properly will not hold up regardless of how carefully it went down.
